Service Description
Illegal / unauthorised building work (i.e. without a necessary building consent) carried out on or after 1 July 1992 cannot retrospectively receive a building consent or a code compliance certificate. It may significantly affect any sale (and valuation) of a property, in obtaining insurance, and risks exposure to Council enforcement action (with possible fines generally up to $200,000). What can I do? Apply for a Certificate of Acceptance, as a limited assurance that Council is satisfied to the best of its knowledge that the illegal building work complies with the Building Code. How can we help? We provide the independent report in support of the Certificate of Acceptance application that the unconsented building work is Building Code compliant. We can also compile and make the Certificate of Acceptance application to Council on your behalf, and deal direct with Council as to any comments or queries arising. Our estimated cost for the report is from $2,700 for single site standalone residential, and we can discuss pricing for any commercial or multi-unit issues. Our prices are based on a $220 hourly rate (with any site visits charged as a minimum 1 hour) plus $65 for travel costs per site visit (within Auckland only) plus any disbursements/expenses like Council or LINZ fees.
